Buying

Buying a house is considered the biggest financial transaction of your life. Knowing that, I invest an important amount of time and energy to explain the buying process – the before, the during, and the after it’s signed! The more knowledge that I can impart, the more comfortable and confident you will be in deciding on your home – whether it’s your first or the next home along your life path. 

Before we start looking:

I will learn a lot about who you are, what you like/what you don’t like, what stresses you out and what makes you smile. Buying a property takes time and we will see a lot of each other as we view properties – and we will get to know each other pretty well (how you take your coffee)! Open, honest and regular communication between us, at every step of the process, will be key to your successful home purchase. 

Location, location, location are the same powerful three words in real estate. You can change many elements of a house but you can’t change the land it sits on. Where do you want to live is often my first question.

 

While we’re looking:

As much as buying a house is about finances, it is even more so about emotions. if you aren’t feeling excited about a place that we are viewing; if you aren’t saying that this is where you will grow and dream, then your home is still waiting for you and we’ll find it. 

 

You might change your mind on what you previously thought was a dealbreaker – it often happens after you’ve seen a certain number of properties. Not a problem - we shift gears and look at current data for the revised wish list.  We might even find ourselves back at the beginning, but with a different approach.

 

If you are feeling that “this might be the place”, I always advise to check out the schools, even if you don’t have kids! And do a trial-run of your commute to work during peak periods to see if the commute is bearable. These two elements can become deal-breakers, especially in the GTA. 

 

 

Once you’ve bought:

I’m still there, long after the final sale! If you need advice, have questions, or want to invite me over to see how you’ve settled into your home – I’m there!

Selling your home – your most important investment – is a multi-faceted process. Knowing that, I invest an important amount of time and energy to be by your side through the selling process – the before, the during, and the after it’s signed! 

Before we start looking:

First and foremost, we are in this together. I will learn the ins and outs of your property, your expectations from me, and your goals for the future.

 

Selling a property successfully takes time and we will see a lot of each other as we prepare your home for the market. Open, honest and regular communication between us, at every step of the process, will be key to a sale that meets your expectations. 

 

We will discuss these important first elements:

  • Timing: Spring or Fall or somewhere in between depends on your needs 

  • Pricing strategy: We will review comparable sales, the current market, and how we generate a high level of interest in your home

  • Staging styles: I have a design background and will draw attention to the best features of your home by employing contemporary home staging

  • Listing: with professional photographs, 3D interactive tour, video, well-crafted description of your home and its features

  • Marketing: beyond being on MLS, property listing website, Open Houses, social media outlets, professional print media

  • Showings: We will establish the scheduling of viewings to find the best option for you and your potential buyers.

 

While your home is on the market:

I will be answering questions from real estate agents as they view your home with their clients; and keeping you up to date on the reaction/feedback. We can readjust elements (such as the price) if we deem it appropriate to respond to a change. 

 

Offers can be presented in various ways, according to the situation of the market. I will be at your side as we review the Offers, the pros and cons, the conditions, the financial strength of the potential buyer, and the closing date.

 

Once your home is sold:

I’m still there, long after the final sale! If you need advice, have questions, or would just like to keep in touch with me and the market.

Are you a Landlord?

When it comes to leasing, I go far beyond simply uploading your property on MLS and waiting for the rental applications to come to my inbox. I will walk you through the entire listing process and manage the transaction from start to finish, the goal being to find you a AAA tenant. My services include:

 

  • A comprehensive market analysis of the rental market in your location of choice

  • In-depth tenant background checks (I even check their social media!)

  • Comprehensive and detailed leasing agreements and schedules to protect you

 

When I am working on the lease of your property, I will give it maximum exposure and ensure that your property is leasing for its full market value. I am very knowledgeable in both landlord and tenant rights and obligations as outlined in the Landlord and Tenant Act. I will keep you informed throughout the entire leasing process so that you will feel confident and protected in renting your property; your property is your investment in the future.

Are you a Tenant?

The reality is, the rental process today isn’t as simple as many people think; and that’s why you want a real estate professional helping you. My leasing services do not cost you because my remuneration is the responsibility of the landlord and is usually half a month’s rent. 

 

I will have a chat with you to get a wish list together of what you need in your rental – location(s), how many bedrooms/bathrooms, parking required, timeframe for moving, building amenities required, and the all-important budget. I’ll then do a first search of properties that meet your criteria and send them to you for your feedback. I will also set you up on a search engine that delivers availabilities in real time and that allows you to do your own research. At this point, we can focus more closely on what you need and I will start to set up appointments to view properties with you. 

 

I will guide you on the completeness of the documents that need to accompany any Offer to Lease that I make on your behalf:

 

  • Rental application

  • Letter of employment and 2 months’ of pay stubs

  • Three References from previous landlords, employers, or family friends

  • Credit Report with the Beacon Score (Equifax is the desired report). This Report must be no more than 30 days old.

  • Government-issued photo ID

 

I don’t disappear after you have moved into your new rental unit. I am always available to answer questions about the rental process so that you feel protected and can enjoy life at your new address.
